Re-set instead of Re-roof to save money
Friday, September 25, 2009The saying, "you can't have one without the other" is true in many facets of life, including roofing. Two materials are needed when tile roofing, and they wouldn't perform without each other... 1. Underlayment and 2. the Tile.
If you own a concrete or clay tile roof, chances are those products can last up to a lifetime. But that doesn't mean the house will remain water tight for that period of time. Heat, along with wear and tare, eventually breaks down the underlayment underneath the tile. Cracks and holes are created, which allows water and moisture to penetrate. Once water gets through the penetrations, it either soaks the plywood and eventually seeps through, or it travels along the plywood until it finds a gap to leak through. Either way, damage in eminent.
Weather forecasters are predicting a wet winter because of El Nino. Do we buy into the hype? Because of the studies, YES. If you do to, you're need to make sure your roof is in good shape. If you already know it's not, you either need preventative maintenance, a re-roof, or a re-set. At Patriot Roofing, we can assist you in all three.
We all know times are tough and money is tight. If you're looking to save money, a tile-reset is the way to go.
Although laborous and time-consuming, a tile re-set is a simple process. Remove the old tile and underlayment, then install new underlayment and re-install the existing tile. As a homeowner, you'll still pay for time and materials, but at least you won't be paying for a new batch of tile to cover your roof. With tile prices at roughly $5.00 to $10.00 per square foot, that's a lot in savings.
Now, we still need to install some new tiles to the existing roof. Why? because some may already be broken, or break during the process. Although we're highly skilled and careful, breaking some tiles is inevitable. We'll also have to install some new tiles throughout the valleys, hips, eaves, ridges, and rakes too. Reason being not all tiles will fit perfectly back in place after we've taken them off. So, making sure that we have the matching manufactured tiles is important. We'll have to either go to a wholesale roofing yard to see if they have the exact match, or go back to the actual manufacturer to get them. Sometimes the manufacturers discontinue product and in that case, we'll have to match with similar colors or products as good as possible. As many of you know, tile does fade so blending the newer tile with the faded is to be expected. Since we are cosmetically concious, you can rest assured knowing, we'll make the roof look as good, or better than before.
With new underlayment in place, you'll be able to sleep sound at night knowing your home is protected from the elements.

Alternative to Hot Mop/Tar and Gravel Roofing

On commercial buildings in San Diego County, many builiding owners and property managers choose a Hot Mop system to re-roof or re-pair their existing roof. Why?... cost, and most of the time, that's the only reason. Toxic fumes, gases, spillage, and bodily harm are all reasons why our company stays away from intalling Hot Mop roofing.
