What Can Add to the Cost of Your Roofing Project?

A new roof will dramatically improve the appearance of your home as well as its energy and protection against weather extremes. One of the first things you should consider when planning a roof replacement is your budget. How much you can spend will affect your roofing options.

Here are things that can add to the cost of your  roofing  project.

Worn Sealant

Roofers use sealant with flashing and around the edges of skylights. A damaged and old sealant will not work properly, which can result in a leak. Your contractor will need to remove the surrounding materials temporarily to apply the sealant correctly.

Flashing Problems

You’ll find flashing around the roofing fixtures, such as skylights and chimneys. It’s usually made of a sheet of metal or plastic. The venting pipes under your roofing system also have to flash. When this component of your roof gets loose, cracked or worn, water will penetrate your home. During your  roof repair  or replacement, your contractor will remove and replace the compromised flashing with a new one.

Punctures

Wind-driven debris and animals can leave massive punctures on your roof. You will need to hire a professional to have these holes repaired. Sometimes, reframing part of the roof may be required. After reframing, your roofer will install a layer of sheathing, felt paper, and then the shingles.

Missing or Damaged Shingles 

High winds and weather extremes can loosen your shingles and even cause them to fall off. These elements can also wear the protective granules of asphalt shingles. Other things that can compromise your shingles include ice dams, pooling water and hailstones.
